Royal Avenue Tennis Centre lease project update

Between 20 November – 17 December 2025 we engaged with the community. We asked about their level of support for granting the lease, the lease term, the base rental fee, and the Tenant’s capital investment into the facility over the lease duration. During the consultation period 609 community members visited the Have Your Say project webpage, with 113 contributions, from 113 unique contributors.

Feedback gathered through the campaign showed overwhelming support McKimm Tennis to be granted the new lease to operate and manage the site, for the proposed 9-year and 9-month term (96.46%).

The proposed annual base rent ($115,000 Plus GST) received majority support 85.84%, with the proposed capital investment into the centre (up to $529,450 during the lease term) also was clearly supported 87.61%.

Reasons for support included health and wellbeing for people of all ages, a strong sense of community spirit and social inclusivity, the high standard of coaching and facility management, the stability stemming from the long-term commitment, the broad range of programs the club offers, and affordability.

Next steps

Council is considering the report on community feedback and whether to grant a new lease to Carmac Holdings Pty Ltd at its 17 March 2026 meeting.
